A close up shot of the structural framing of a garage. Northland Building Supplies is ready to build your garage from scratch just the way you want it.

When you’re shopping for a garage package, the checklist can feel long, just as it should be. A quality package is about getting more than a four wall shack with a roof. The framing, engineered trusses, siding and roofing materials, plus the optional doors and windows are what make the building functional and code-compliant. At Northland Building Supplies, we build garage packages so that the cost is worth it, and you can choose exactly how you want your garage. Whether you want a DIY materials-only kit or a build from excavation to finished space, we stand ready to provide.

Core structural items: Framing, wall systems and trusses

A true garage package starts with the framing. You may typically see options for different types of walls or prefabricated wall panels depending on your needs; those are the basic stud walls that form the building envelope. Our packages let you choose the wall type that best matches insulation needs and local code.

Roof and floor structure come next. We operate an on-site, state-of-the-art truss plant to design custom roof and floor trusses in-house using professional engineering software so your roof and any attic or loft floors are engineered to perform rather than improvised on site. Our floor trusses are designed for strength, quieter floors and easier mechanical routing.

We also supply full lumber packages so that studs, plates, plywood/OSB and other framing materials are consistent and can be delivered quickly. Many lumber packages are available for rapid delivery.

Roofing: Styles, pitch and materials included or installable

A garage package will identify roof pitch and style options (choices include 4/12, 5/12 or 6/12 pitches and styles such as standard gable, dutch-gables, scissor / attic loft types). You can usually specify the roof style during your quote. Clients can also select the package that includes shingle installation so the roof is weather-ready when we finish.

Because our trusses are designed in-house, we can tailor roof geometry to fit dormers, attic storage or loft living spaces.

Exterior finishes: Siding, soffit, fascia and eavestroughs

Exterior cladding options are commonly offered with packages. Our materials list includes vinyl or metal siding and the associated trims (soffit and fascia) so the building is protected and visually integrated with your home. You can choose full-clad options and add eavestrough and gutter work to manage water runoff properly.

Doors, windows and optional upgrades

Garage packages list overhead door sizes and types (for example 8×7 doors, T-12 or T-16 sectional doors) and options to add glass or insulated doors and door operators. Window options, such as picture windows, sliders and custom windows, are selectable on the quote form so your natural light and ventilation needs are planned from the start.

Additional package add-ons commonly include insulation stops or full insulation packages, drywall packages, and attic storage trusses (our attic trusses are rated with a 40 lb/ft² load and allow comfortable headroom). These are all options that can help convert a basic shell into a usable, comfortable space.

Site work and installed trades (when you want turnkey)

If you prefer a builder to handle the full project, our packages can be expanded to include labour items such as concrete pad work, overhead door installation, siding and soffit installation, shingle installation, electrical hookups, insulation/poly boarding, taping, and even heating unit and gas line rough-in. We’ll coordinate these trades so the job progresses smoothly from excavation to finished garage.

We can also work with you on garden-suite or living-loft garages, where the package is tailored to zoning and code requirements.

Why clarity matters and how we help

A transparent package removes surprises. We provide a detailed quote form that lists materials, wall type, roof pitch, door/window sizes, and optional labour items so you can see what’s included and what’s add-on. If you want a materials-only kit to do yourself, or a fully constructed build, we’ll credit work you choose to do and coordinate the remainder.
